Based on the team spirit, all profit sharing is based on the Net Commission Income of a transaction. The share of profit to a team member shall be based on his/her contribution, which can be divided into 4 parts as listed below:

 

A. Lead Generator & Client Relationship - 25%

B. Team Leader & Mentorship - 25%

C. Agent of Record & Contract Origination - 25%

D. Field Agent & Vendor Coordination - 25%

Application Examples

Application 1: Agent Abigail refers a client to Agent Bella

  • Abigail as the Lead Generator takes the credit of Part A - 25%

  • Bella as the Team Leader, Agent of Record and Field Agent takes credits of Parts B+C+D - 75%

Application 2: Agent Abigail is a new agent and creates a new client, and have Agent Bella as the mentor

  • Abigail as the Lead Generator, Agent of Record, and Field Agent takes the credits of Parts A+C+D - 75%

  • Bella as the Mentor takes the credit of Part B - 25%

 

Application 3: Agent Abigail is a team leader and has a Client, asking Agent Bella to take care of fieldwork independently

  • Abigail as the Lead Generator, Team Leader and Agent of Record takes the credits of Parts A+B+C - 75%

  • Bella as the team member acting as a Field Agent takes the credit of Part D - 25%

 

Application 4: Agent Abigail is a mentor and gives a lead to Agent Bella as agent of record and field agent

  • Abigail as the Lead Generator and Mentor takes the credit of Parts A+B - 50%

  • Bella as the Agent of Record and Field Agent takes the credits of Parts C+D - 50%

 

When agents team up on a transaction, it is a good practice to have a clear memo on the teamwork arrangement as examples above, listing the role of each team member and their corresponding credits in profit sharing. The memo shall be in writing, as an email from the team leader to all team members, and the Broker for a record at the same time.

Task-Specific Fees for Assisting Agents

When a Field Agent (FA) needs temporary help on a Client, FA can ask for task-based assistance from a peer agent of United Home Teams. When an Assisting Agent (AA) helps a FA on specific tasks, FA is recommended to compensate AA's time and efforts per the fee schedule below at Close of Escrow (COE) when Agent of Record (AOR) closes a deal for the Client:

  • $100/home for the first home showing in a trip.

  • $25/home for each additional home showing in a trip.

  • $125/trip for a home inspection.

  • $100/trip for a home final walk.

  • $100/trip for key turnover.

  • $100/trip for other tasks.

 

It is the FA's responsibility to inform AOR report the total amount due to AA in the Commission Distribution Authorization (CDA) before COE. If FA miss that, FA needs to pay AA directly outside escrow.
